General Questions

What exactly does "turnkey" mean when you say Diamond D Builders is a turnkey contractor?

It means we handle the complete project from start to finish — and you deal with one team, one contract, and one point of contact throughout. Most contractors specialize in one trade, which means you end up coordinating between a land clearer, a builder, a concrete sub, a finish crew, and so on.

With Diamond D, you make one call. We handle clearing, foundation, framing, systems, finish work — and everything in between. If you need a metal building, fabrication work, or help finding the property in the first place, we can cover that too.

What areas do you serve?

Are you licensed and insured?

Yes. Diamond D Builders is fully licensed through TDLR and insured for residential construction, commercial projects, and specialty work including land clearing and fabrication. We're happy to provide proof of insurance and licensing documentation before any contract is signed.

Home Construction

How long does it take to build a custom home?

A typical custom home build takes 6 to 12 months from breaking ground to final walkthrough — depending on the size, complexity, finishes, and site conditions. Custom features, specialty materials, and weather can all affect the timeline.

The pre-construction phase (plans, permits, site prep) adds additional time before ground is broken. During our initial consultation, we'll give you a realistic project timeline specific to your build.

Do I need to have a lot already, or can you help me find land?

Either works. If you already own land, we can assess it and get started on the build. If you're still looking, we offer real estate services and can help you find a suitable lot or acreage — including evaluating the site for buildability, utilities access, and clearing requirements before you buy.

Do I need to bring my own blueprints, or can you help with design?

We can work either way. If you already have plans from an architect or designer, we'll build from those. If you're starting from scratch, we work with designers and can help you develop plans that fit your vision and your budget. We're happy to point you in the right direction regardless of where you are in the planning process.

What types of homes do you build?

We primarily build stick-built custom homes — everything from modest single-story homes to larger, higher-end builds. We also build barndominiums (metal building with living quarters), which have become increasingly popular in East Texas for their durability and cost efficiency.

Will I have one person to communicate with throughout the build?

Yes — that's one of the core promises of working with Diamond D. You'll have a single project manager as your point of contact from day one through the final walkthrough. No getting bounced around between subs or being told "that's not my department."

Remodeling & Renovations

What kinds of remodeling projects do you take on?

We handle a wide range of residential remodeling work, including:

  • Kitchen remodels (full gut-and-rebuild or cabinet/countertop updates)
  • Bathroom renovations
  • Room additions and garage conversions
  • Whole-home renovations
  • Exterior updates (siding, roofing, decks, porches)

Can we stay in the house during a remodel?

It depends on the scope. For smaller projects (a single bathroom, flooring, paint) you can usually stay in the home with minimal disruption. For larger renovations — full kitchen remodels, structural work, or whole-home projects — it's often more practical and comfortable to arrange temporary housing. We'll be upfront about what to expect during the planning phase.

How do you handle unexpected issues found during a remodel?

Older homes sometimes have surprises behind the walls — outdated wiring, plumbing issues, structural concerns. When we find something unexpected, we stop, document it, and call you before proceeding. We'll explain what we found, what needs to be done, and what it will cost. No work gets added without your approval.

Land Clearing

What's included in land clearing?

Land clearing typically includes tree removal and felling, brush clearing, stump grinding or removal, and debris hauling. We can also handle rough grading to leave the site level and ready for construction. The exact scope depends on your property and what you're planning to build — we'll assess it and quote it specifically.

Do you do clearing for oil and gas clients?

Yes. We have experience clearing pipeline right-of-ways, wellpad access roads, and energy infrastructure sites. We understand the timeline sensitivity and compliance requirements of oil and gas work and can mobilize quickly for these projects.

How long does clearing take?

A single residential lot can often be cleared in 1–3 days. Larger acreage projects depend on tree density, terrain, and what's being done with the material (mulched in place vs. hauled off). We'll give you a realistic timeline in the estimate.

Metal Buildings & Fabrication

Can you build a barndominium?

Yes — barndominiums are one of our most popular projects. We handle everything: the steel structure, insulation, interior framing, electrical, plumbing, HVAC, and finish work. Whether you want a simple shop with living quarters or a fully custom barndominium home, we'll build it to your spec.

What types of metal buildings do you erect?

We build a wide range of steel structures including:

Do you do the fabrication in-house?

Yes. We have an in-house fabrication capability with certified welders for custom steel work — frames, custom components, structural elements. This keeps quality in our control and eliminates the delays and markups that come with outsourcing fabrication.

Pricing & Estimates

How much does a custom home cost?

Custom home pricing varies significantly depending on square footage, design complexity, finishes, and site conditions. Rather than give a number that's meaningless without context, we'd prefer to talk through your specific project and give you a real estimate. Is the estimate free?

Yes. Initial consultations and estimates are always free. We'll review your project, ask the right questions, and provide a detailed written estimate with no obligation.

Do you offer payment plans or work with construction lenders?

We work with clients who are financing through construction loans and lenders regularly. We're familiar with draw schedules and the documentation lenders typically require. Talk to us early in the process and we'll make sure the contract structure aligns with your financing.

Will there be surprise costs at the end of my project?

We work hard to prevent that. Our estimates are detailed and transparent — we itemize what we know upfront so you're not guessing. If something changes during construction (client-requested changes, unforeseen site conditions), we issue a written change order before any additional work proceeds. Nothing gets added to your bill without your prior approval.
